Closed comps, not asking rates
Asking rates tell you what an owner hoped for. Closed comps tell you what a tenant actually signed. I price off the second one.
Financials before signatures
I vet tenant financials and guarantees before you are asked to commit. A cheap deal with a tenant who cannot pay is the expensive one.
Renewals start early
I keep a renewal calendar on the tenants already in the building, so the conversation happens while there is still leverage.
